Farm Court Barns – Terms and Conditions
1. Those staying in the property are referred to hereafter as ‘Guests’ and the owner of the property as ‘The Owner’
2. The Owner [or his representative] will meet Guests upon their arrival and provide a short induction of how things work within the property.
3. A deposit of 20% of the full rental charge will be payable when booking a rental period provided the booking is made in excess of 8 weeks prior to your stay. The full rental sum must be paid 8 weeks prior to your commencement date. Failure to pay the full rental amount 8 weeks prior to commencement of stay will render the booking cancelled and the deposit will not be returned.
4. Cancellation of a booking must be made in writing and received/acknowledged in excess of 8 weeks prior to the stay commencing. Failure to provide this notice period will incur the full charge of the booking unless the owner can re-let the same duration to a third party.
5. The owner reserves the right to cancel a booking if a problem/defect arises that is out-with their control and renders the property uninhabitable. A full refund of the monies paid will be provided however the owner accepts no liability for any other compensation for costs that the guest/s may incur through travel arrangements or the arrangement of alternative accommodation.
6. Failure of any appliance within the property during your stay will be rectified at the earliest opportunity however no refund/compensation can be offered for any inconvenience incurred.
7. Any defect found should be notified to the owner as soon as practicable.
8. Security of the property [and associated fixtures and fittings] remains the responsibility of the guests during their stay. Doors should be locked and windows secured whenever the property is left unattended.
9. Occupation is from 16:00 hrs on the first day of your rental period. You must vacate the property by 10:00hrs on the last day of the rental period. If you have not arrived by 12:00 [noon] the following day of your rental period, we will consider your stay to have been cancelled and no refund can be made.
10. Access/Egress to/from the property is via the main gate on Eastfield Lane only.
11. You may vacate the property any time prior to your agreed leaving date but no refund can be made for days not occupied.
12. Any personal effects left within the property will be held for a maximum of 28 days whereby the guest can either collect or arrange for collection. The owner is unable to package and post left property and will dispose of any item unclaimed after the 28 day holding period.
13. The Owners accept no liability for loss of baggage or personal effects of guests staying in the property. Personal vehicles are parked on the property at the [vehicle] owners risk.
14. No ‘on street’ parking is permitted. Guests of property 1 should not park in front of property 2 and guests of property 2 should not park in front of property 1. Vehicles shall not be left on the property where they cause an obstruction to others.
15. No Pets are permitted in the property without the written consent of the owners prior to your stay
16. Under no circumstances will smoking [or vaping] be permitted within the property. If Guests have smoked [or vaped] during their stay, the Owner reserves the right to recover all costs associated with removing any odours/stains from soft furnishings or decorated surfaces
17. The property must be left in the same condition that it was found upon arrival. No furniture should be moved from its present location.
18. Any damage to the property, fixtures or fittings must be reported to the owner at earliest convenience and certainly prior to vacating the property. The owner reserves the right to charge for any damage deemed not accidental or avoidable.
19. The property can only be used by the number of people stated and named on the booking form. [Max 6 property 1, Max 4 property 2] unless otherwise agreed prior to your stay. No subletting of the property is permitted and no caravans or tents shall be allowed onto the property.
20. The property must not be used for any illegal or immoral activity that is in violation of any law of the land.
21. Any complaints that Guests may have about the property or its contents must be reported during their stay such that the owner can rectify/correct as applicable. Complaints received after guests have left the property will not be acknowledged.
22. The lighting of fires and/or burning of rubbish is not permitted. All rubbish must be disposed of in the bins provided at the property.
23. Guests are requested to respect the peace and enjoyment of adjacent residents and the owner asks that loud music and/or loud language be refrained from during unsociable hours.
24. The owner reserves the right to terminate a rental agreement if guests are in breach of any of the terms and conditions set out herewith or if the owner has any other reason to believe that the property may suffer as a result of an action or inaction of a guest. Under such circumstances, guests will not be entitled to any reimbursement or compensation for time lost.
